When applying for a loan, there are a few documents that need to be submitted. However, every application is unique and may require additional documentation based on the information requested by the lender. Below are the standard documents that are requested:

Your Current Property

  • Copy of signed sales contract including all riders.
  • Verification of the deposit you placed on the home.
  • Names, addresses, and telephone numbers of all realtors, builders, insurance agents, and attorneys involved.
  • Copy of listing sheet and legal description if available. If the property is a condominium, please provide condominium declaration, by-laws, and most recent budget.

Your Proof of Income

  • Copies of your paystubs from the most recent 30-day period and year-to-date.
  • Copies of your W-2 forms for the past two years.
  • Names and addresses of all employers for the last two years.
  • Letter explaining any gaps in employment for the last two years.
  • Work visa or green card if applicable.

If self-employed or receive commission or bonus, interest/dividends, or rental income:

  • Provide full tax returns for the last two years in addition to year-to-date Profit and Loss statement. A full tax return statement including attached schedules and extension, if applicable.
  • K-1’s for all partnerships and S-Corporations for the last two years.
  • Completed and signed Federal Partnership (1065) and/or Corporate Income Tax Returns (1120) including all schedules, statements, and addenda for the last two years.

If using Alimony or Child Support to qualify

  • Provide divorce decree/court order stating amount.
  • Proof of receipts of funds for the past year.

If you receive Social Security income, Disability, or VA Benefits

  • Provide award letter from agency or organization.

Proof of source of funds or down payments

  • Sale of your existing home – Provide a copy of signed sales contract on your current residence and statement or listing agreement if unsold. At closing, a settlement/ closing statement must be provided.
  • Savings, checking, or money market funds – provide bank statements for the past 3 months.
  • Stocks and bonds – Provide copies of your statement from your broker or copies of your certificates.
  • Gifts – If gifted with funds towards your cash to close, provide Gift Affidavit and proof of receipt of funds.

Debt or Obligations

  • Provide a list of all names, addresses, account numbers, balances, and monthly payments for all current debts and copies of the last three-monthly statements.
  • Provide a list of names, addresses, account numbers, balances, and monthly payments for mortgage holders and/or landlords for the previous two years.
  • If paying alimony or child support, include marital settlement/court order stating the terms of the obligation.
  • Check to cover application fee(s).

To Get Pre-Approved

  • Most Recent pay-stubs for the last 30 days of Employment for each person in the loan.
  • Most recent 2 years of W2’s for each borrower for each person in the loan; 1099’s if self-Employee.
  • Most Recent 2 years of FILED Income Tax Returns (ALL PAGES) for each person in the loan.
  • Most Recent 2 Months Bank Statements for ANY & ALL accounts. (Checking, Savings, 401k, Ira, Investments, etc.)
    Please submit all pages of the statements. even if some pages appear blank.
  • Driver License (copy)
  • Social Security Card (copy)
  • Credit Report

Refinancing

  • Current Mortgage Statement
  • Insurance Declaration page for Hazzard and Flood (if apply)
  • Title insurance Policy “all schedules”  (to apply discount in to the new policy)
  • Survey

Investment Properties

  • Mortgage Statement
  • Home Owner Association Information and fee slip
  • Insurance Declaration page

What to Avoid

  • Once we begin the application process please DO NOT make any unusual or large deposits into your bank accounts, ESPECIALLY IN CASH.
  • DO NOT transfer funds between your accounts.
  • DO NOT close any accounts, even if they are paid off.
  • DO NOT dispute any accounts on your credit report.
  • DO NOT APPLY for any new credit cards, auto loans, personal loans, etc.
  • DO NOT change your employment!!! Please inform us before hand, if you must.
  • DO NOT use any credit or debit cards for any large transactions.
